Fines of $100 per day from date of violation notice to date of compliance and potential eviction of tenants are applicable, at owner’s expense.

Liberty Village is a 55+ community.

>>No homebuyer under 55 may purchase a home in Liberty Village*

>>No tenant under 55 may lease or rent a home in Liberty Village

>>No children under the age of 18 are allowed to reside in Liberty Village.

These rules and regulations are in place to ensure that homeowners and tenants meet the 55+ requirement and the beauty and property values of the HOA remain high.

FYI: 
By law, we are required to have AT LEAST 80% of our community remain 55+ in order to receive 55+ status.

We are NOT required to allow a percentage of homeowners or tenants be under 55+. 
That is entirely up to the HOA to decide. 
Our current documents require 55+ for occupancy.

Homeowners are also required to keep their homes and landscaping up to a standard set by the HOA. 

We have noticed a concerning pattern of failing standards in regard to rental properties in LV.  

These rules are in place to resolve that issue which will help protect home values and the aesthetic of the community as well. 

** Lennar allowed a couple homes to be purchased by homeowners under 55 while under construction. Those homeowners are grandfathered in. However, they are not allowed to sell their homes to anyone under 55.
